Working in collaboration with the local high school (New Trier) and the Northfield Park District, the 30
acre Fox Meadow property was rezoned from one-acre single family estate zoning to a cluster zoning
planned development including 53 residences on 18 acres, three athletic fields on approximately 9.5
acres, and a 2.5-acre restored conservancy area that serves as a natural buffer between the residential and
public uses. The community's willingness to grant a change in zoning enabled the residential portion of
the development to subsidize the school and park district's land purchase and development of the soccer
fields, while also facilitating the community's open space goals within its comprehensive plan. The
community received numerous awards including Bronze Key Award for Best Overall Community-
Suburban and Gold Key Award for Landscape Architecture.
